Energy Performance Certificates – improving your energy efficiency

From May 20th 2010 Home Information Packs have been suspended. However, it is still a legal obligation whenever a property is built, sold or rented out, to have an Energy Performance Certificate in place. Here at FreeEPCs.co.uk, we can provide this service completely free of charge!

Energy Performance Certificates are performed by an inspector who visits the property and examines key items such as loft insulation, domestic boilers, hot water tanks, radiators and windows. The information is then placed into a software programme which performs a calculation to determine the property’s energy efficiency. The programme produces a single number value rating the energy efficiency, as well as a value for the potential for improvement. There are also similar ratings produced for the total environmental impact, as well as a table of estimated energy bills per annum.

Why are Energy Performance Certificates important?

Energy Performance Certificates present the energy efficiency of a particular property on a scale of A – G. The most efficient homes (with the lowest fuel bills) are in band A, and the least efficient are in band G. Energy Performance Certificates use the same scale to define the impact the home has on the environment, based on the level of carbon dioxide emissions the dwelling produces. The average property in the UK is in band D-E for both ratings.

Energy Performance Certificates also include recommendations on the best ways to improve your home’s energy efficiency and how best to save money. As Energy Performance Certificates are designed to be produced at the change of occupancy, it must be relevant to any occupier and in no way specific to, or make allowances for the particular preferences of the current occupier.
