There are firms that offer a cheap conveyancing service. Firms which charge such a low conveyancing fee focus on keeping their in house costs as low as possible. As margins are so small, to make a profit they have to complete a large volume of cases in order to make it worth their while. When operating like this, they cannot afford to have a seasoned solicitor dealing with this type of work as knowledge and expertise are costly resources. Instead, it is highly likely your conveyance will be serviced by an inexperienced case handler, unable to offer a specialised conveyancing service. Our conveyancing service fees start from £299 + VAT, and then vary depending on the property value and geographical area. If you order your EPC today, one of our domestic energy assessors will contact you in order to arrange an appointment.
If you do not wish to use us for the conveyancing then we can order your EPC for £60 + VAT.
Our free EPC is only available if you also agree to instruct Howells Solicitors to act for you in the conveyancing.
We will open your conveyancing file, order the office copies for your property and send you the property information questionnaire. We will talk you through the process and explain what will happen once you find a buyer. As we will have a lot of the relevant forms completed already, we will be able to hit the ground running and cut weeks off your moving time.
We appreciate you are going to want to get several different estimates for the legal fees, but please make sure you compare quotes like for like, as not all solicitors will set their quotes out in the same way. Some solicitors will offer a very cheap headline rate, and then more than make up for it with numerous extra payments in the small print.
