A prompt, comprehensive landlord EPC service

Since October 2008, Energy Performance Certificates have been added to the documentation that landlords are legally required to provide their prospective tenants. The certificates have to be provided before any written information about the property is provided to prospective tenants or a viewing is conducted. A new Energy Performance Certificate is not required for each new let as they are valid for ten years.

The landlord EPC involves inspectors collecting standard information on the type of property and construction. Information such as room size, type of window, room and water heating systems and controls, plus other details such as wall, loft and water tank insulation is all taken into account to produce a rating. The energy performance certificate shows energy efficiency based on a scale of A to G – where A represents optimum efficiency, and G the least. Two ratings are produced, one representing an overall efficiency rating, and one representing the carbon dioxide emissions of the dwelling.

As part of the Energy Performance Certificate offered by us, our experienced assessors advise landlords as to the most cost-effective methods of improving their efficiency, with the most common solutions being: cavity wall insulation; low energy lighting; fitting thermostatic valves to radiators; loft insulation and double glazing.

Having received these recommendations, should you wish to act on them and make energy saving improvements to your properties, then the Government may offer you financial assistance. The Landlord’s Energy Saving Allowance covers loft insulation, cavity wall insulation, solid wall insulation, draught proofing, hot water system insulation and floor insulation. The allowance runs until 2015, and pre-scribes, for a house converted into three flats, an allowance of £4500.
